Q: I am interested in buying a house, where do I start? what is the best way for me to proceed?
A: Meet up and access your needs and see where you are in the process. It is more involved than most people realized. An hour of meeting in person to get acquainted and for me to understand your needs and where you are in the process. How soon do you need to buy a home? do you need to sell? Which location would be best for you? How much are you putting down? These are just a few important factor to insure a smooth transaction. One very crucial factor: have you been pre-qualified for a loan? Las Vegas has highest foreclosure rate in the country, and everyone is very cautious right now. Having done this demonstrates your preparation, seriousness and ability to Sellers, making your offer more interesting. It also helps us focus on finding something in the price range that would be best for you. If you don't have a lender, I do work with various lenders and loan officers that could help you with the matter. Q: How far ahead should I prepare before buying?
A: Do you need to sell your current home? how is your credit? do you need something quick? do you want something very specific? all these factors would have an impact on your time frame. On average, it takes 45 days from making an offer to close of escrow and a key is turned over to you. The more prepared you are, the quicker it goes.
Q: Is there a best part of town to buy?
A: Las Vegas is expanding in all parts of the valley. These are some factors will decide: your lifestyle, your housing needs, vicinity to and from work, your price range, type of housing preferences, etc. The best place to buy for you is not necessarily for someone else. There are parts of town that are less well known as others, but they do have their place in the market. Let's talk and we'll walk through this together.
Q: Do you specialize in a certain area of town?
I currently live in the Southwest at Mountain's Edge and I know it intimately: all standing inventory, models, prices, as well as having built close working relationships with builders in the area. Most of my work are in the Southern part of Las Vegas: South (Silverado Ranch), Southwest (Southern Highlands, Mountain's Edge, Rhode's Ranch...), Summerlin and Henderson.
As mentioned, my knowledge of Las Vegas has gone back since the 1980s, so not only am I familiar with the town, but I have seen how it has expanded over the years throughout the valley.
Q: Do you work more with new homes, older homes, highrises, condos or luxury homes?
All of the above, and I enjoy the diversity. As a Realtor®, I take pride on keeping informed and updated and being able to do various projects. It keeps me on my toes, gives me different perspectives, as well fun and challenging.
I'm fortunate to work with diverse clients. A large percentage seek newer single family homes (0-5 years old), and Master Planned Communities in the South, Southwest, Summerlin and Henderson is a popular trend. Some single family household or couples on the go wanting a more urban lifestyle, lower maintenance seek condos and lofts. For the higher end, luxury prime strip highrises and luxury million plus homes. Las Vegas has something for every taste and budget, and with the current amount of properties on the market, you can find some great value.
Q: Why are some houses more expensive than others for the same square footage in the same zip code?
A: That depends on the location and amenities that come with the property. Is it within a Master Planned Community? is it gated? guarded? club house? pool? exercise room? all this would make a difference in the price.
Q: I see some real estate agents offer a rebate if I were to buy a house from them - do you do that?
A: No I do not. Advertising rebates is against Realtor's code of ethics. When I work for you the Buyer, I am paid by the Seller's side, and it costs you zero cent for my service. It is my duties owed to you to make every effort to find the best property for you, negotiate the best price, and do my utmost as a REALTOR, under REALTOR's ethical codes and guidelines. I shall not do anything that would compromise my integrity - personally and professionally. |
