Listed below are some of the major communities throughout the valley. There are homes within the Master Planned Community and homes outside. I mentioned the Master Planned Communities because they are better known, covering almost all parts of town, to give you a general idea, especially if you don't know Las Vegas. This does not imply that others don't exist or undesirable. There are pros and cons to every community, and the right one is the one that best suits your needs.
Master Planned Community is a concept that is very successful throughout the US, especially in Las Vegas. A Master Planned Communiy - a "planned" development with its own infrastructrure such as shops, restaurants, schools, parks, places of worship etc. Within, a wide range of homes, townhomes, condominiums and custom home lots - varying in prices for different budgets.
Some of the advantages: your community is better maintained, you know what will be built next door to you, and you will not have to worry about neighbours trashing the area. Some disadvantages: you pay a higher Association fee, you are more restricted in what you can do with your house (yard, color of paint, etc.) so harmony can be maintained, you have to get permission for change are visible to others and that you can be turned down. You should consider how you would like to live before deciding how and where you want to buy your home.
What I find amazing about Las Vegas is that people tend to have their preferences in their part of town, and they are happy to stay within. Summerlin folks in the West do not bother to go to Henderson as they can find everything they need where they live. Henderson folks in the Southeast don't like to drive to Summerlin. Folks in the Northwest find the Southwest and Southeast too far to bother. It is quite amazing to me, as I have to get everywhere and I find that if I learn alternative routes, I can get all over town in about 20 minutes. This is why knowing your lifestyle would help us determine which part of town would be best for you.
I live in the Southwest at Mountain's Edge, the 2nd best selling community in the US, 3rd best the previous year. I find it strategically situated for me as a REALTORŪ. I need convenient access to all of Las Vegas, be close to the airport, the Strip, and able to travel to all parts of town in 15-30 minutes - a crucial factor for me. And as I live and work here, I have gained intimate knowledge of the area and established close relationships with various builders, allowing me to even better serve you.
What are your needs? your lifestyle? must you have green grass in your backyard? because some areas only allow desert landscaping. In knowing these things, then we can best look at what would work best for you.
Note on pricing: These are ball park numbers. As the market is going through a major adjustment, pricing can change quite quickly. I try to keep these updated as much as possible.
Here are some major Master Planned Communities:
SUMMERLIN - West Las Vegas. A top rated community in America for the last 5 years, also one of the fastest growing Master Planned Community in the country! A 22,500 acre parcel of land stretching from the western edge of Las Vegas to the foothills of the spring Mountains - designed to include a residential and business community. Summerlin features recreational amenities, cultural facilities, parks, retail businesses, business parks, schools and houses of worship. It is the home of the Tournament Players Club golf course and is home to more than 40,000 residents. Summerlin consists of separate "villages," each one offering homes in different price ranges, with condos ranging from $200,000 to luxury homes in the millions. One reknown luxury home development, Red Rock Country Club, and the popular retirement community of Sun City Summerlin New Resort at Summerlin now open with 5 restaurants, golf course, casino and luxury suites.
I spend a great deal of time in this area for work professional and personal reasons. Nice and green, some of the best restaurants and shops!
GREEN VALLEY - Southeast Las Vegas. With 13,000 acres, part of the city of Henderson, according to MONEY magazine, is one of the best places to live in the US. Green Valley Ranch consists of more than 1,000 acres of its own. Located in the southeast corner of the valley, it offers schools, shopping, business parks, schools and homes, lots and condominiums in all sizes and price ranges.
My best friend of 20+ years live here. Another lush green part of town, with lots of furniture shops and an auto mall with all car dealerships.
SOUTHERN HIGHLANDS - Southwest Las Vegas. With easy access to I-215, the strip and US 95, the community offers a variety of floorplans by various builders. Homes range from 1,400 sq. ft. to more than 4,000 sq. ft. Prices begin in the mid $300,000's. Many homes are being built on the Golf Course, which features a 42,000 sq. ft. clubhouse with library, wine room, dining and shops. The developer of the golf course is Robert Trent, and it was recently named the Best New Private Golf Club by Golf Digest! Buyers can choose a home by several national builders, or can purchase a Custom Home Lot on the golf course for their custom home.
LAKE LAS VEGAS - far Southeast part of Las Vegas. Located just minutes from Lake Mead, in Henderson, this 2,243 acre community offers 2 golf courses, custom homes and home sites, 2 major resort/casinos, shops, a beach, marina, Yacht Club and fitness club.

RED ROCK COUNTRY CLUB - West Las Vegas. Located within the SUMMERLIN community, Red Rock Country Club features luxury homes from $500,000 to more than $6 million. The community is nestled in the foothills of Red Rock Canyon, with breathtaking city and mountain views. Amenities include 2 Arnold Palmer Golf Courses, tennis, 8,000 s.f. sports/fitness club, 3 pools, tennis courts and fine dining, this is one of the most exclusive address in Las Vegas.
CENTENNIAL HILLS - Northwest Las Vegas. A development situated at the far northwest corner of the valley, with easy access to US 95 and the new I-215 Beltway. The newly developed Town Center commercial project is located here. This 110 acre site is a mix of residential and commerical use. It will include the largest regional park in the Las Vegas area, featuring 10 lighted volleyball courts, 2 lighted soccer fields, 2 dog parks, water-play features and beautiful barbeque and picnic areas. Homes range from the mid $200,000's up to $900,000, offering a variety of production, semi-custom and custom homes.
MOUNTAIN'S EDGE - Southwest Las Vegas. As mentioned, this is the 2nd best selling community in the US. With 17,000 homes planned, This Master Planned Community is situated in the growing Southwest corridor, just minutes from I-215 and the "Strip." More than 20 builders are developing single family homes, starting from the mid $200,000's. The community features walking trails, mountain views, community amenities, parks and beautiful views of the surrounding Red Rock Canyon and the Las Vegas valley. The natural desert is the backdrop for this beautiful community. Semi-custom homes will also be offered, priced from the mid $600,000's to more than 1 million dollars.
This is where I live and work, and I have intimate knowledge of this area and the SouthWest. As a REALTORŪ, this location works best for me as it gives me more or less equal distance to different part of town, close to the airport, strips, and able to travel to all parts of town in 15-30 minutes without peak traffic.
I have established working relationships with different builders and is well updated with incentives and promotions. Traffic and road work is a large topic for this area but I no longer find that to be an issue. Blue Diamond Road is the main road with just 1 lane each direciton, but there are other ways around. I cross it using Durango Buffalo or Rainbow, with the 215 access but minutes away.

IRON MOUNTAIN RANCH - northwest Las Vegas. Being developed currently, this northwest community consists of 337 acres and will offer 1700 homes, a European Spa, resort/casino and homes in all price ranges. This community is located northwest of the city, with easy access of US 95.
DESERT SHORES - west/southwest Las Vegas. Adjacent to Summerlin, this community is surrounded by man-made lakes, 986 acres with a beach, marina and boating. This area consists of 680 acres with homes beginning in the $400,000 range, with custom homes in excess of $3 million.
These are not all of Las Vegas, but some of the more popular Master Planned Communities. New development continues in all areas, including neighbouring counties such as Henderson, Boulder City, Mesquite, Pahrump, etc.
Highrises, lofts and condos - a new construction trend for those who prefer a more "urban" lifestyle, otherwise known as Manhattanization of Las Vegas. Situated all over the valley, they tend to cost more per square foot, but they are a different ball game altogether, and they reflect a different lifestyle and way of living. With many failed projects and all the scandals abound, people are hesitant, and understandably so. Having said that, there are some amazing projects around, and if you are interested in one of these projects, I would be happy to discuss this with you in detail. There is a loft project downtown starting in the 200,000 upto Queensridge Tower in the 2 million range.
